The farm has ten hectares of farmland, three independent living quarters: main house, guest house and a thatched leisure centre looking north with all the amenities including a barbecue for four lambs at a time.

The area is known as Las Cumbres because of the rolling hills and is made up of small and medium sized farms, sufficiently distant from the stress and hectic life style of Punta del Este but close enough to Maldonado and San Carlos, the main supply areas of the zone.

The main house is built in two stories with two bedrooms, one bathroom and an ample living room in each floor. The construction is twenty years old with in-wall wardrobes.

The guest house has two bedrooms, one bathroom, living, dining room and kitchen.

The thatched leisure centre has a 96 square metres surface, kitchen, toilets and big enough to host a reception for forty people.

Other facilities include garage for three vehicles, paddle court plus a tools and workhouse.

The settlement is surrounded by a one hectare lawn park plus a grove with 55 different fruit trees. There is also water reservoir and paddocks for cattle grazing.

Electricity is supplied by the Maldonado power house with a 10 KW transformer and drinking water is extracted from a 25 metre deep well equipped with two pumps.

About Uruguay

Uruguay is entirely within the temperate zone and has a climate that is fairly uniform nationwide. The country has a largely uniform temperature throughout the year, summer being tempered by winds off the Atlantic, and severe cold in winter is unknown.

The heaviest precipitation occurs during the autumn months, although more frequent rainy spells occur in winter.

The mean annual precipitation is generally greater than 40 inches (1,000 mm), decreasing with distance from the sea coast, and is relatively evenly distributed throughout the year.

The average temperature for the mid-winter month of July varies from 12 °C (54 °F) in the north to 10 °C (50 °F) at Montevideo and Maldonado in the south.

The midsummer month of January varies from a warm average of 26 °C (79 °F) in the north to 22 °C (72 °F) along the coast.

Sunlight in winter is never less than nine hours.
