With current mortgage interest rates ( https://moneywise.com/mortgages/mortgage-rates ) this is no time to finance a home. But, if one has sufficient cash to buy a property outright (and that means you are quite well off, the average TX home going for $300k), you are very much in the driver's seat and really should avoid using realtors and their 6% surcharge.
